The problem
Most project sites are built to look good at launch: big images, full-screen video, and slow on the phones most buyers use. Prices and availability are frozen at launch day. Ad leads fall into a shared inbox, the sales head forwards them in a LINE group, and by the time a rep calls back it is the next day and the buyer has visited the project next door.
At quarter end marketing knows what the ads cost and cannot say which channel’s leads actually came to view, or which channel closed. Budget is spread by feel more than by numbers.
How we solve it
We build project pages that load fast on a phone first. Floor plans, prices and availability come from the sales system, so when a unit sells the page changes with it. An interested buyer picks a date and time to view against the project rep’s roster, gets a LINE confirmation and a reminder before the visit.
Leads from every route, forms, chat, Google Ads and Facebook Lead Ads, go into the CRM at once with their source and the unit they asked about, and the project’s rep gets a LINE message within minutes. The chat assistant on the site answers about prices, promotions, instalment terms and directions from information the project approved, in the buyer’s language, and hands over to the rep when the buyer wants to negotiate or reserve.
Prices, discounts and unit reservations stay with sales and project management. The system never quotes below the set price and never locks a unit on its own. The dashboard shows which ad source brings people to view and actually closes, and the team uses that to set next quarter’s budget.
