The problem

The project runs ads every night and dozens of leads arrive with a name and a number. Sales get the list in the morning and start calling. Half don’t pick up, those who do say they were only checking the price, and the serious buyer who messaged at 9 pm asking about common-area fees gets a call the next day, after visiting the project next door.

Cost per lead is clear. Cost per booking is a question nobody can answer, because what sales said on the phone never reached the CRM, and the leads that went quiet are never messaged again.

How we solve it

We set up an agent that replies to every lead from Facebook Lead Ads, LINE OA and the website the moment it arrives. It answers the first questions from the project data: starting prices, floor plans, promotions, common-area fees and transfer costs, with photos of the show unit. Then it asks the budget, how many bedrooms and when they plan to move in.

For leads that pass, the agent offers viewing slots from a free rep’s calendar, books one and sends the rep a brief before the visit on what the customer likes and what worries them. Leads that are not ready stay in the CRM, and the agent messages them itself when a promotion fits their budget. The rep is alerted the moment they reply.

Discounts, reservations and financing stay with the sales team. The agent gives a first loan estimate from the figures the customer states, purely to prepare the documents, and customer data is kept under PDPA.
